I have an associate seeking an apartment in the Boston area. Not entirely sure what their requirements are, but they are finding most listing/apartment finder services to be shady. Any tips for them, or places/sites/periodicals they should be checking?

No, really, it sucks. It's unconscionable. But ok, I'll try to be more constructive...

There are realty services on every corner. It's ridiculous. They usually charge a month's rent as a finder's fee. My personal impression is that there is an inverse correlation between the size and cost of their tour vehicle, and the number and size of big screens in the place, and the credibility of the establishment. The more they pump up their presentation the more full of it they are. I have learned to not trust women or Italians.

You don't want to live in predominately black neighborhoods in Boston unless you are black. Check out the neighborhood before taking a residence. Be sure to ask, "Is THIS the actual apartment I'll be renting?"

Check the distance to the nearest "T" rail line. Buses in Boston are extremely unreliable and slow; the rail system is the way to get around. Do not believe that a bus stop is any decent mass transit access; nearby rail is the only way to go.

If you have a car - which I strongly do NOT recommend - make sure the apartment comes with a parking space. If it doesn't, kill the deal. You NEED guaranteed parking in Boston, period. NEVER park in any area that is not yours or metered, because there are pirate tow firms that will actually stake out private lots then ninja tow cars the moment you walk out of site. I've had it happen to people I know. It's insane.

You will need to put down first and last month rent plus a security deposit. You will want to pay in certified check so have the funds ready.

Before renting an apartment, turn on the shower then flush the toilet while the shower is running. Be sure the temperature does not throttle and the action on both shower and toilet is good.

If the apartment comes with furniture or a bed, ask about the bedbug situation. Boston/NY have been hit hard by a bedbug infestation; the creatures are extremely tenacious and spread quickly. I strongly recommend destroying all furniture before inhabiting the place. Do NOT pick up salvaged furniture or buy used mattresses.

Unrelated notes: I am still looking to acquire a live-in. I've pretty well run out of ideas; I'm sure something will occur to me at some point.
